Selling Real Estate

When you are ready to sell your home, I can assist you with prioritizing what needs to be done. To get started, here are some basic steps to the process for you to get familiar with.

Initial Phase – Preparation

  • Staging your home: Staging with the right placement of furniture can help showcase your home. This may not be the way you live in it day-to-day, but it can be very helpful for buyers to see your home’s potential. Be sure to address any deferred maintenance items like freshening up paint, professionally cleaning your carpets or the like.
  • Curb Appeal: The exterior of your home is the first thing and the last thing all who visit your home will see. Freshly painted front doors and landscaped yards are the kinds of things that everyone will be seeing. A great first impression goes a long way as well as the image they will take with them when they leave.
  • Pricing it Right: Pricing a home is based on many things like active comps, sold comps and of course location and condition. I will provide you with this data as well as my professional opinion so that you can arrive at the most appropriate price to go to the market with. The right price is important as the majority of the traffic seen on a listing is within the first couple of weeks. It is best to capitalize on presenting the best price to this large and captive audience.

Second Phase – On the Market

  • Keep it Clean: Cleaning is not just for the photos. We typically will plan on having broker and public open houses in addition to showings throughout the time it is on the market. Having the home in pristine condition will help showcase it in its best light.

Final Phase – Prepare to Move

  • Accepting an offer and closing: Once you have accepted an offer and your buyer has performed a satisfactory inspection then you officially enter contract. At this point, a deal is usually solidified enough where you can begin moving forward with your packing and planning. It is important that you leave the home empty of belongings in clean condition for when the buyer conducts their walk-through just before closing day.
